Is there an HOA?No, we have a resort association. Ask one of our representatives for more details.

What amenities are on site?Community fireplaces, common sauna, a park, corn hole, and it's a gated community!

Is the price negotiable?Building at 10,000 feet is a very expensive endeavor. We have done everything we can to make our units as affordable as possible, while still creating a high end, desirable, resort. So, there isn't a lot of room to negotiate price. But we will give you a custom gemenskäp/Breckenridge Distillery collaboration with every purchase. Enjoy your bourbon.

Who is the gas provider?Above ground propane tanks provided by Bailey propane. 120 gallon tanks that will need to be topped off every week or every other week depending on the season. Residents will be responsible for this fee which is a $75 annual fee to rent the tanks. Residents will also be required to cover each tank.

Is there a warranty?Yes, a 1-year warranty.

Who is the builder?We currently have two builders: Cavco out of Glendale, Arizona and Tumbleweed Tiny Homes out of Colorado Springs, Colorado.

Are the prices market price or deed restricted?There are no deed restrictions.

What is the delivery date of the home?We typically have homes available in inventory. If you choose a new homesite and pick your home, it typically takes 3-4 months to deliver your home to you.

What is the reservation amount?$5,000 refundable for two weeks to secure your lot, obtain financing, and conduct any due diligence. Then 20% down payment (non-refundable) once we order your home.

How many total units will the community have?60

What is the timeline from when I order a tiny home from the time it is shipped and placed on the lot?Estimated timeline is 3-4 months.

When will the entire community be complete with all 60 units in place?Estimated date is end of 2025.

Who is the electricity provider?Excel.

Is this a year round community?Park models are technically designed as seasonal properties, however many people do live in them year round. These models are built similarly to year round homes and are built to withstand the winter and are winterized. The PUD states that these are not year round, but can be interpreted as the owner pleases.

Am I able to add a hot tub?Yes, this will be a separate upgrade and will require a privacy fence.

What does the resort association fee include?Wifi (Starlink, trash, common area maintenance, and common road snow removal).
